Plumbing Items Inspected

Plumbing consists of several different systems. Supply, waste and drainage, fixtures and equipment.
  • water supply; public or private, location of the main shut off, exposed piping, leaks, corrosion, pressure, and anti- siphoned devices, reversed hot and cold connections.
  • drainage; verify adequate drainage on sinks, tubs, showers and clothes washer drains, toilets. verify proper venting. Inspect p-traps, cabinets for past or present water damage. Inspect for corrosion or leaks on any drains.

Water Heater:

  • verify proper installation of gas lines 
  •  properly installed valves
  • verify sediment traps
  • verify proper electric connections
  • inspect water connections
  • verify location and code requirements for it's location
  • nspect emergency over flow pans for drain line size - rust -
  • possible reversal onhot and cold connections. etc.
  • verify operation of T&P valve and it's termination point    
  •     Fixtures and Equipment - verify the proper operation of the following;

  • toilet flush mechanism 
  • all sink and tub faucets
  • kitchen sink sprayer
  • bath tub and sink stoppers
  • verify toilets are properly secured
  • inspect for cracks or chips in toilets, tubs and sinks
  • leaking or corrosion throughout the system
  • inspect and verify the proper operation of all tub and shower surrounds
  • wall tile
  • caulking
  • presents of safety glass
